As at the end of Q1 2026, Australian Healthcare assets delivered an annualised total return of 5.0%, comprised of 5.6% income return and -0.6% capital return. This property sector indicator, valued at $10.9bn, is mainly comprised of private hospitals (66%) and medical centres (31%).
Across key healthcare property sub-sectors, medical centres reported the strongest return at 5.3% followed by private hospitals at 4.8%.
The recovery in return performance has been improving since reaching a trough mid-2024. Notably, since then the sector has reported its first positive quarterly capital return in March 2026.
